Modular vs. Site-Built Carpentry: What Actually Determines Kitchen Durability
Clients often frame the modular-versus-site-built-carpentry decision purely as a budget choice, assuming modular is premium and carpentry is a compromise, or vice versa. In our experience, the actual determinant of long-term durability isn't the manufacturing method — it's moisture management.
Modular kitchens built with quality exterior-grade plywood or marine-grade board, properly edge-banded on every cut surface, resist humidity and daily wear significantly better than site-built carpentry using inferior board grades — regardless of which category costs more upfront in your specific market.
The failure point we see most often in both approaches is unsealed or poorly sealed cut edges near the sink and dishwasher zones, where daily moisture exposure causes board swelling over 18–24 months. This is a specification and quality-control issue, not an inherent modular-versus-carpentry difference.
Our recommendation: whichever route you choose, insist on seeing the exact board grade and edge-banding specification in writing before fabrication begins, and prioritize it in the sink and hob zones even if it means trimming elsewhere in the budget.
